We will meet with you and your project architect / building designer to establish if Bluebird is a good fit for you and your project. The purpose of this meeting is to go through your requirements, timeframes and most importantly the budget.
Your Project architect / building designer issues all preliminary documentation to us for budget and project feasibility assessment. These should include soil test, architectural drawings with elevations & required site retaining and preliminary engineering mark-ups at a minimum.
We meet with you and your project architect / building designer and complete our detailed specification & selections checklist survey. This will ensure as we build our costing that we allow adequate sums for inclusions and finishes to help with keeping the budget on track.
We contact our relevant contractors and suppliers to talk through the project specifics and discuss costings.
We provide a highly detailed costing estimate based on all of the information we have collected from the first stages.
Based on how the budget comes in within the preliminary costing your project architect / building designer will make the required changes to the plans for budget increase or decrease as required.
Once the drawings have been updated and reissued to us we will undertake a pricing estimate update to ensure we are on track.
Your project architect / building designer will now go into full documentation. This is where they take the preliminary drawings to a full set of working drawings for construction. The engineering & interior designs will also be competed at this stage.
Based off the full documentation set will go out to all suppliers and contractors for costing and we will put together a fixed price build quote and project schedule.
This is the exciting part. Once we have agreed on the project scope, cost and timeline we will issue a build contract. Once this is signed and deposit is paid we will begin to schedule works and get underway.
